When the buildings empty, the real work begins

Every day, people go to work in buildings that PTSG maintains. They don’t think about the systems keeping them safe. That’s exactly how it should be.

But someone has to think about it. Someone has to test it, certify it and make sure it holds. And for the 47 days every summer when Britain’s schools, universities and colleges fall quiet, that work moves to the front of the queue.

Corridors that were loud with students go still. Accommodation blocks empty out. Plant rooms, rooftops and electrical infrastructure that have been inaccessible for months suddenly become available.

For most people, that’s the summer holidays. For PTSG, it’s the start of the busiest period of the year.

Empty buildings are not safe buildings

That’s the assumption that catches facilities managers out every year.

When a university empties for summer, water stagnates in unused pipework. Legionella risk rises in systems that haven’t been flushed or monitored. Fire compartmentation compromised during a year of minor works needs finding and remedying before residents return. Electrical infrastructure that couldn’t be accessed during term needs certifying before it carries the load of a new academic year.

And all of it needs to happen in the same 47 days.

Compliance is the reason people go home. Behind every certificate, every test, every inspection is a commitment to the person on the other side of it. In summer, that commitment has a deadline.

And it’s supporting student accommodation providers nationwide with fire doors and façade maintenance timed precisely to the gap between tenancies, where the handover window is shorter than most people realise.

While the buildings are quiet, the fields are full

Not every summer project happens behind closed doors.

NSS, a PTSG company, operates a fleet of truck-mounted access platforms ranging from 20 to 70 metres, available for hire across the UK, Ireland and mainland Europe.
